Office Building

In the middle of the Muthgasse district – one of the largest urban development areas in the northwest of Vienna – the office project "GO!19 – Garden Office 19" is being built.

The 2,740 m² property, located between Muthgasse and Nußdorfer Lände, is characterized by its central location in the middle of a flourishing office location. It is also well connected to the public transport system and the road network. 

The existing property has been demolished and the building permit for an attractive office building that meets the latest standards has been obtained.

The south-facing comb structure, which is optimally adapted to the building regulations, allows floor plans that will offer a high degree of well-lit office space that can be used flexibly.

In addition, this unusual structure creates three inner courtyards, which, in their different designs – together with the balconies in each unit – will offer future users sufficient space to linger, communicate and work.

Another special feature of the project is the maximum flexibility both in the planning of the rental area and in the horizontal and vertical development of units. Future users are free to connect units that are above or next to each other.

Under these aspects, a property with six floors, around 8,400 m² of office space, 600 m² of open space, a retail unit of around 188 m² and direct access to the inner courtyard and a basement with 50 car parking spaces including a sufficient supply of e-charging stations is being built.

Thus, the office project of the 6B47 will more than live up to the name "GO!19 – Garden Office 19".
