In an up-and-coming location in Vienna's 21st district, 6B47 is planning the construction of a modern residential building with around 317 privately financed rental apartments on seven floors in the low-cost segment. The properties on Brünner Straße and Lundenburger Gasse are currently home to offices and commercial premises that are fully let. All buildings will be demolished after the existing building has been vacated.

The location is characterized by its proximity to the newly built North Hospital as well as good public and private transport connections. In the immediate vicinity there are some local suppliers, a shopping center, doctors, schools, restaurants, a hardware store and an electronics store. The proximity to numerous recreational areas – including Danube Island and Bisamberg – also speaks in favor of the location in Vienna's second-largest district.

The real estate development envisages a mix of apartments suitable for rental properties with the largest possible number of 2- to 4-room apartments with approx. 38 to 90 m² of living space and each with its own open space, as well as an underground car park with around 154 car parking spaces. A weighted usable living space of 17,900 m² is estimated.

The building permits were issued in January 2022. A sale of the project with a building permit is being considered.
