In 2018, 6B47 acquired a 22,140 m² site in St. Pölten, the capital of Lower Austria, for the realisation of a residential project. The property is a former commercial area in the Viehofen district. The rezoning took place in August 2019. The building permit for the first construction site was granted in January 2021, and that for construction sites 2 and 3 in the first quarter of 2022. Construction of construction site 1 began in the first quarter of 2022.
The largest city in Lower Austria is located 55 km as the crow flies from Vienna. Particularly noteworthy is the public transport connection from St. Pölten Central Station to Vienna Central Station in 25 minutes and to Vienna International Airport in 50 minutes. A good connection to private transport is guaranteed by the location on the S 33 expressway and the proximity to the A 1 western motorway. A bus stop directly on the site will allow future residents to reach the city centre and St. Pölten's main train station in six minutes by car.
In the vicinity of the property is the Traisenpark shopping centre, which can be reached in three minutes on foot, with 88 shops and a medical centre. The University Hospital St. Pölten and the local recreation area Viehofner Seen are also in the immediate vicinity.
Construction site 1 with 191 residential units was completed in Q3 2024 and handed over to its new owners.
