The demand for the asset class of residential property in cities and metropolitan areas is unbroken. This trend is also being followed by 6B47 on the developer side and AURIS Immo Solutions on the investor side.
In November, 6B47 handed over the two completed projects OPEN UP! Das neue Wiener Zinshaus in the Sonnwendviertel near Helmut-Zilk-Park, and the Jadenhof project, located in the 15th district, consisting of 124 residential and 5 commercial units. In total, the package comprises a usable floor space of 7,900m².
Both projects are characterised by their klimaaktiv certifying and fit into the portfolio of the AURIS Real Estate Special Fund in the best way, which in turn is certified with the Austrian Environmental Mark.
With the basic criteria for klimaaktiv certification such as quality of infrastructure, high energy efficiency, use of renewable energy sources, use of ecological building materials, and thermal comfort, essential target dimensions are also brought in line with the 6B47 development philosophy.
“6B47 follows not only a great demand on the investor side, but also an in-house understanding of socially oriented sustainability aspects on the developer side”, Friedrich Gruber, CEO of 6B47 Real Investors AG, is satisfied with the two project results of the latest completions.
"As investor representatives, we are pleased to have 6B47 as a competent partner to realize two additional sustainable residential properties. Both buildings are klimaaktiv bronze certified and thus fit seamlessly into the Portfolio of the Lasting Real Estate Fund Austria”, says Christian Schön, Managing Partner of AURIS Immo Solutions GmbH.
Project OPEN UP!
OPEN UP! Das neue Wiener Zinshaus was developed as part of the ÖBB competition project "Living at Helmut-Zilk-Park".
The project consists of 61 residential and 4 commercial units with a total floor space of around 3,900m². It is located in the middle of the Sonnwendviertel with excellent infrastructure and connections to local recreation areas.
In addition to the pedestal of commercial space, the new apartment building offers a more private atmosphere with quiet retreats on the top floor, namely a shared garden kitchen with access to the community terrace. With rows of trees and a variety of open space features, the outdoor area is designed as an ideal meeting place for everyday life.
The Jadenhof is located in the trendy 15th district of Vienna, in the middle of the "Grätzl" of a property formerly used for business, which was converted to residential use in 2017.
The residential building consists of two parts and was realized with 63 rental apartments and a usable floor space of around 4,000 m².
There is also a kindergarten and 24 parking spaces in the underground garage.
OPTIN Immobilien GmbH was commissioned with the marketing of the rental apartments.
