Until 2018, the office complex above the Franz-Josefs railroad station was the headquarters of Unicredit Bank Austria. Since then, 6B47 has been revitalizing the aging existing building into a state-of-the-art workplace that meets all the requirements of New Work and is therefore compatible with the new office worlds resulting from digitalization and corona in the long term. Coworking space is being created alongside classic office areas. A special feature of the FRANCIS project are the large room heights of up to 3.5 meters, which allow vertical room concepts. When it is completed in 2023, "Francis" will be the only office property of this size close to the city center.
Furthermore, FRANCIS will offer a unique urban infrastructure with restaurants, bars and shopping facilities on a total area of 5,000 square meters. Thanks to this extensive offering, the project will also provide numerous attractiveness factors for tenants away from the actual work areas.
The ecological footprint is of particular importance to us, which is why we have chosen an unusual but resource-saving construction method: We have dismantled the building down to its steel skeleton and are currently in the process of completely refurbishing it. All existing stores will be retained in the process. Once completed, FRANCIS will thus not only become a state-of-the-art workplace for 2,500 people, but also an eye-catcher within the quarter.

Nordbergstraße, formerly an office location, will in future be one of the top addresses for modern urban living in Vienna's ninth district. The SOPHIE project will comprise a total of ten floors as well as numerous amenities such as a fitness room, a home cinema and common rooms on the top floor. A special architectural highlight is the spacious lobby, which extends over two floors. The JOSEPH project will comprise, among other things, an eleven-story high-rise and a seven-story timber-framed building. The well-balanced mix of different residential units appeals to a wide variety of apartment owners. Both projects will also have sufficient parking spaces.
A total of around 250 condominiums will be created in SOPHIE and JOSEPH, which stand for the highest quality of life in Vienna, comfortable furnishings and a unique architectural design language. Both residential ensembles will thus meet the strong demand for high-quality, marketable condominiums in downtown Vienna for owner-occupiers and capital investors.

The project development at Althanstrasse 8 rounds off the concept of the "Althan Quartier": In addition to a two-story hotel with approximately 160 rooms, a two-story office ensemble, a conference and fitness area and a three-story parking garage are currently planned. The latter will provide enough parking spaces for hotel guests and all other visitors to the "Althan Quartier" from Vienna and the surrounding area. A special highlight not only for hotel guests: the two panorama elevators, which will provide an impressive view of the entire quarter.
